Position Title: Maintenance Mechanic IIReports to: Executive
DirectorCampus: Brown Family House, Brookline Compensation:
nonexempt, $25-30/hour based on experienceFull-time,
benefits-eligible The Maintenance Mechanic II (MMII) is responsible
for the efficient operation, maintenance, security, and
administration of the physical facilities and grounds, ensuring it
is safe, clean, and attractive. Perform general maintenance
including, but not limited to, carpentry, flooring repairs,
electrical and plumbing that does not require a license, patching,
painting, appliance repair, grounds work including snow removal,
unit inspections, construction monitoring, room setups for events,
and sheetrock repair. Conduct preventive maintenance routines for
diagnostic tests and performs repair and equipment maintenance
functions. Maintains physical building and grounds in accordance
with 2Life and HUD REAC standards.Direct and monitor the work and
activities of janitorial staff, site representatives, on-site
contractors and vendors. Ensure they are currently licensed and
working within the scope of their licenses. Program keyless entry
fobs, monitoring surveillance cameras, display monitors, and
programming front door entry systems.On-call 24/7. Monitors heating
and cooling, fob, and medical pull chord systems.Enter work orders
into salesforce and closes out ordersContacts vendors for bids for
projects, repairs, and ongoing maintenance issues. Inspect the area
around the commercial space to ensure that no safety hazards exist
for the residents and general publicAddress, in coordination with
the ED, security issues and threats. Works in tandem with the
campus partners to access security threats and concerns.Act as a
first responder in cases of emergency or safety issues on-site in
conjunction with the EDEstablish and maintain an inventory
management system for all equipment, tools, and maintenance
supplies for the most efficient use and preventing waste, loss, and
theftKeep all maintenance areas and systems room clean and
organized to 2Life standardsExecute preventive maintenance and
routine engineering checks in all mechanical and boiler rooms;
maintains logs, work orders, and other required documentation,
including but not limited to RealPage Facilities softwarePerform
daily/weekly walkthroughs of the entire building and grounds to
observe, list, and report areas needing services and repairs, and
perform as scheduled or assignedPrepare vacant apartments for new
residents and refreshes apartment units as needed; patches, paints,
repairs, and replaces cabinets, countertops, fixtures, and
appliancesPerform unit inspections in tandem with Resident Service
Teams to ensure building/unit integrity, safety, and compliance
with inspection mandatesManage monthly pest control inspections and
inspections.Set the standards for teamwork, attendance, personal
appearance and positive demeanor. Interact with residents in a
sensitive manner, ensure that all contractors do the same.Ensure
there is a staff person on-site 24/7 able to address
emergenciesRespond to medical and fire emergencies along with
Resident Services staff Perform grounds maintenance duties, such as
mowing, weeding, sweeping, and snow removalAvailable to respond
when assigned to evening, weekend, and holiday emergency coverage
that cannot be handled by Site Reps Report unsafe practices
observed to ensure 2Life work practices are safe and compliant with
company standards. Report any accident, injury, or safety concerns
to the Director of Facilities/Executive Director PREPARATION,
KNOWLEDGE, SKILLS & ABILITIESMust have at least five years of
hands-on facilities or property management experienceStrong
commitment and dedication to individual scheduling expectations and
ensuring on-time performance standards are metKnowledge of building
trades, mechanics, and building maintenanceStrong problem-solving
skills, interpersonal, and communication skillsKnowledge of OSHA
regulations, elevators, high rise building systems, and green
initiativesFluent in EnglishSkilled in the use of mobile devices,
computers, and computerized systems, including email, work orders,
and record-keeping systemsHigh comfort level with order adults
ranging in age from approximately 62 to 102 years of ageValid
Massachusetts driver's licenseMust be able to operate hand and
power tools safelyFrequent standing and walkingAbility to
frequently lift and move objects weighing up to 50 poundsAbility to
