Join our building maintenance team! The Town of Brookline is seeking a full-time Senior EMS/HVAC Technician to perform licensed HVAC maintenance and repairs on equipment and providing support for the Energy Management Systems; and other related work, as required.

Starting salary $33.22 per hour with potential up to $36.67, plus generous leave time, health and dental insurance benefits, 12 paid holidays, 2 weeks vacation to start, up to 7 personal days, 15 paid sick days, pension system and excellent working conditions. Snr Maintenance Craftsperson/HVAC Job Description

Primary Purpose

Licensed manual trade work maintaining and repairing town facilities; other related work, as required.

Supervision

Works under the general direction of the Director of Public Buildings and Operations Manager, following department rules and regulations; the supervisor establishes priorities, and provides work orders, general instructions and work assignments.

Work Environment

Most work is performed inside buildings; some work may be performed outside in field conditions; work involves exposure to constant loud noise and exposure to potentially dangerous equipment. The workload and type of work is subject to seasonal fluctuations which can be specifically anticipated. The employee operates power, pneumatic and hand tools, trucks and other light equipment, and standard office equipment. The employee has contact with other departments, suppliers and contractors. Errors could result in personal injury, injury to others, financial loss, delay or loss of service and damage to equipment.

Essential Duties and Responsibilities

General Maintenance Activities

Based on skills and training, and the needs of the department for specific trade specialties, a Senior Maintenance Craftsperson performs a range of skilled and semi-skilled maintenance, repair and building construction related activities which may include, plumbing, electrical, HVAC or other technical skills.

Heating, Ventilation and Air Conditioning (HVAC) Related Activities

Perform HVAC work in town buildings; maintain, service and install HV equipment along with associated automatic temperature controllers devices, facility management systems and components.

Perform HVAC preventive maintenance on all equipment such as air handling units, fan coil units, exhaust fans, condensing units, circulator pumps, air compressors, variable frequency drives, heating and chilled water systems etc. Maintenance shall include thorough inspections of all equipment, replacement and alignment of belts, shafts and pulleys, Lubrication or replacement of bearings, motors, pumps and seals. Replacement of air filters, cleaning of evaporator coils, condenser coils and evaporator drain pans and water treatment. Maintain records on work order software application of all above equipment such as equipment location, size, model, replacement parts, scheduled maintenance dates, recommended repairs etc.

Plumbing/Electrical/Gasfitting/Boiler Related Activities

Perform plumbing, electrical, gasfitting, pipefitting or sheetmetal related repair and maintenance work; responsible for installation and ongoing repair and maintenance of heating systems in town buildings and properties, and landscape sprinkler systems.

Troubleshoot, lay out, order supplies and install necessary equipment, controls, piping and fixtures. Coordinate jobs with other personnel and outside contractors; assist other department personnel performing light maintenance assignments. Perform similar or related work as required, or as situation dictates.

Recommended Minimum Qualifications

Education and Experience

High school diploma; additional technical training in HVAC, plumbing or electrical work; three to five years of experience performing plumbing, electrical or HVAC or a combination; or an equivalent combination of education and experience.

Additional Requirements

Valid Drivers License, Class D

Requires one of the following specialized licenses or certifications:

  • Massachusetts Journeyman Plumbers License; or
  • Massachusetts Journeyman Electrician License; or
  • Massachusetts Journeyman Pipefitter License; or
  • Massachusetts Journeyman Gasfitter License; or
  • Massachusetts Journeyman Sheetmetal License

Knowledge, Ability and Skill

  • Knowledge of the Massachusetts Electrical Code, the principles and practices of electrical wiring and requirements for electrical service, fire alarms, energy management, HVAC controls and key card access systems.
  • Knowledge of the principles of hvac and plumbing, plumbing codes, tools, techniques, equipment, and procedures, including all safety procedures used to maintain plumbing and heating systems and pipefitting.
  • Knowledge of the principles of hvac equipment and procedures.
  • Ability to read plans and specifications, make repairs and address unique situations, lift heavy objects and perform strenuous labor, use power and hand tools and respond to emergencies to prevent damage.
  • Skill in using hand and power tools; troubleshooting and problem-solving skills.

Physical Requirements

Work is generally performed inside buildings; some work is performed outside in field conditions; strenuous physical effort is required. The employee is frequently required to use hands to operate equipment, walk, stand, sit, speak, hear, reach with hands and arms, crouch, crawl, stoop, and climb, and lift or move items weighing up to 60 pounds, including tools, staging, ladders, plywood and sheet rock, stock and materials, and motors. Vision requirements include the ability to read documents, plans, and specifications and operate tools and vehicles.
