Job Description:
Full Job DescriptionThe Brook House Condominium is a 787 Unit,
mixed use development located in Brookline, Massachusetts. As the
Chief Operating Officer the General Manager is responsible for the
supervision of all aspects of the Brook House Condominium. The
General Manager shall directly supervise all Department Heads
(currently these include Facilities Operations Manager, Facilities
Projects Manager, Assistant Manager, Health Club Manager and
Security Manager) and ensure that all departments are operating
successfully and within budget. The General Manager shall report to
the Brook House Board of Trustees and shall be directly supervised
by the Chair of the Board of Trustees or their designee(s).Roles
and Responsibilities-To lead the entire Brook House staff in the
responsibility of keeping unit owners and residents satisfied with
the quality of life at the Brook House.-Shall meet individually
with Department Heads on a weekly basis-Hold regularly scheduled
meetings with department heads-Utilize Brook House resources as
efficiently as possible-Hierarchical Level and Reporting-The
General Manager reports to the Board of TrusteesEssential Job
Functions and Responsibilities-Adherence to all personnel policies
and practices-Familiarity with Brook House Employees
Handbook-Familiar with the Brook House Condominium Documents and
Chapter 183A-Punctual and regular attendance-Safe and successful
performance, including meeting productivity standards (where
applicable)-Familiar w/OSHA standards-Willingness to participate in
on and off site training-Direct Supervision of Department
Heads.-Formulation and Preparation of the Annual Budget-Long term
planning and consultation of the Capital Budget-Provide explanation
for any budget deviation from the projected budget-Resolve any
unforeseen shortfalls in an appropriate manner-Oversee all major
Capital projects-Keep the Board of Trustees informed of all work in
progress-Provide leadership and direction in the development of
short-term and long-range plans. Develop recommendations for goals
and action plans to achieve Board objectives. Lead annual goal
setting.-On-site visibility throughout the common areas and
facilities.-Understanding of all agreements for corporate
implementation.-Ensure adherence to master calendar, maintenance
calendar, association budgets-Work with outside contractors and
consultants as liaison between the Board of Trustees and
contractors and consultants.-Represent the Brook House in his or
her official capacity in negotiations with contractors and
providers of legal, audit, insurance and laundry.-Will represent
the Brook House in his or her official capacity with the Community,
Political and Professional association. (including: CAI, IREM, and
various Town of Brookline entities and committees.-Act as liaison
with individual Brook House residents.-Respond to residents'
written suggestions and inquires in a timely manner.-Provide
support in a constructive and supportive manner to the Brook House
staff in situations involving difficult or abusive
residents.Standard Company Competencies-Maintain a productive
relationship with the Brook House Board of Trustees, the Chair of
the Board of Trustees or his or her designee(s)-Maintain courteous
relationships with residents and investors-Maintain productive
relationships with all staff members-Maintain professional
relationships with suppliers, vendors and professionals servicing
the property-Minimum of -eight -years' experience in property
management-Excellent communication, and computer skills-Competence
in and familiarity with accounting systems-Excellent contract
negotiation skills-Excellent customer Service skills-Excellent
organizational skills-Ability to safely perform essential functions
with or without reasonable accommodation-Either CMCA or AMS
certification required. PCAM or CPM certification encouraged.
Preference given to candidates with high rise condominium
management experience.-Possess budgetary knowledge and control for
the purpose(s) of executing programs within the community as well
as related activities that may be cost-shared for the benefit of
the community.-Display a community posture that positively
represents the vision of the association/community.-Effectively
communicate so as to instill confidence in the homeowners that
reside within the community as well as the public that may interact
through designated programs.-Intermediate knowledge of Microsoft
Applications, especially Word and Excel-Must be goal minded and
possess a self-starting drive to get the job done.-Ability to
listen to others, collaborate, and resolve conflict.-Protect the
confidential nature of the work as appropriate-Executive
decision-making capabilities.-Demonstrates good client interaction
and visibility.-Demonstrates effective oral and written
communication skills.-Organizational and time management abilities
with the ability to implement and monitor progress for successful
completion; working well under pressure and deadlines.-Excellent
problem solver; demonstrates ability to use creative
alternatives.-Has a working knowledge of legislation impacting
property management.-Works effectively with coworkers, clients,
customers, and others by sharing ideas in a constructive and
positive manner; addresses problems and issues constructively to
find mutually acceptable and practical business solutions.-Strong
ethical practices.
